The four-step tile process

  1. 1

    Inspection and pretreatment

We check the tile and grout, then apply the solution that breaks down the buildup.

  2. 2

    Agitation and scrubbing

The grout lines get scrubbed, so the dirt is loose before any rinse.

  3. 3

    Hot water extraction

A spinner tool blasts hot water on the floor and vacuums it straight back up.

  4. 4

    Final rinse

One last rinse takes off the residue, so the floor doesn’t collect dirt quickly.

Why won’t my grout come clean with a mop?

Grout is porous and sits below the tile. Mop water runs into the low line, the dirt settles, and the water dries off and leaves it behind. Over a few years a white line turns gray or brown, and scrubbing with a toothbrush only reaches the top. Our machine pushes hot water into the line and vacuums it out in the same pass, so the dirty water doesn’t stay on the floor.

Which rooms do you clean?

Kitchens and bathrooms are the usual calls, and our job photos also show a white-tile floor, a herringbone brick floor and a pebble shower wall. Natural stone needs more care than ceramic or porcelain since acidic products can etch it, so tell us what the stone is, if you know. We’ll look at it first either way.

Many customers book tile with other work. One Nashville customer had tile, carpet and an area rug all cleaned by us, so carpet and grout can go on one quote. Ask for both on the same form.

What will it cost, and what doesn’t it include?

We quote tile and grout for free. Our published service covers the cleaning steps above. Sealing isn’t on it, and neither is repairing cracked grout, so ask by phone if you need either. See how quotes work.

Tile & Grout Cleaning: common questions

Can dirty grout be professionally cleaned or does it need replacing?

Most dirty grout comes clean, and replacing it is only worth considering when it’s cracked or crumbling. Steam Rollerz inspects and pretreats the lines, scrubs them with agitation, then runs hot water extraction and a final rinse. One Forest Hills customer had kitchen and bathroom grout stains removed that way.

What types of tile do you clean?

Steam Rollerz cleans ceramic, porcelain and natural stone, in kitchens, bathrooms, entries and showers. Its job photos also show a herringbone brick floor and a pebble shower wall. Natural stone can react to acidic products, so tell the crew what the stone is, if you know, when you ask for a quote.

How long until I can walk on tile after grout cleaning?

Tile is usually walkable soon after the crew leaves, once the floor has dried on the surface. Grout stays damp longer because it’s porous, so go easy for a few hours and wear clean socks. Good airflow speeds this up, and Steam Rollerz will tell you what to expect that day.

Should grout be sealed after cleaning?

Sealing helps because unsealed cement grout soaks up spills and mop water, and clean grout is the right moment to do it. Steam Rollerz’s published service covers the cleaning steps and does not list sealing, so ask about it by phone at (629) 207-0276 before relying on it.

Why does my grout get dirty again right after I mop?

A mop often pushes dirty water into the low grout lines, and it dries there, so the floor can look worse after mopping. Change the water often and skip heavy soap. Steam Rollerz’s agitation and extraction steps lift what mops leave behind, and the final rinse takes the residue away.
